  • Rental prices for self-contained flats range from €827 to €1,050 per month (excluding service charges, water and energy).
  • Parking space in the basement (for a fee) and a spacious bicycle storage area are available.
  • Use of inspiring communal areas, where you can create your own workspace.
  • Washing and drying facilities in shared laundry room (for a fee).

In Novum Rijswijk, you’ll find a diverse range of rental apartments in different sizes and layouts. Despite this variety, we use one uniform and affordable rental price for the majority of our homes.

To make this possible, we first determined the maximum rental price for each housing type based on the national WWS points system. This system determines what a home may cost at most, not what it must cost. We have deliberately chosen to lower the rents of almost all homes to the social housing threshold.

 

This ensures that:

  • almost all homes within Novum Rijswijk fall under the social housing limit;
  • we can offer an affordable, fair, and transparent housing selection;
  • more home seekers can find a suitable and affordable place to live.

You can choose between two studio types: studio types:

Your own space – Social rental studio

Take your first step towards independent living in one of our compact and smartly designed social rental studios. These studios are ideal for anyone who wants to live affordably and efficiently.

 

With living areas between 20 and 26.5 m², the studios are designed to make optimal use of every square centimeter.

 

For a base rent of € 900.07, you get not only your own self-contained living space but also access to the vibrant NOVUM community. This gives you a safe and pleasant home base, and all the room you need to develop yourself, meet new people, and grow at your own pace. Perfect for starters who want affordable living without compromising on quality or atmosphere.

Comfortable mid-range rentals

Do you need just a bit more living space or extra comfort? Then our mid-range studios are exactly what you’re looking for. These apartments offer the ideal balance between space, style, and affordability.

 

With floor areas between 26.5 and 38 m² you have more possibilities to organize your home practically and comfortably. Create a separate workspace, add extra storage, or simply enjoy a more spacious feel.

 

The rents range from € 1,011 to € 1,100,depending on the size and layout of the studio. For this amount, you get a modern, fully finished home that’s ready to move into — perfect for those who want a bit more space while still staying within an affordable segment.

Turn-key living, instantly at home

Whichever studio you choose, you can move in right away: flooring is already installed, curtains are in place, and the kitchen and bathroom are fully equipped. Some studios studios even have a lovely balcony — ideal for a morning coffee in the sun or unwinding after a busy day. You also benefit from NOVUM’s many facilities, including shared living rooms, sports and study areas (phase 2), and a vibrant community. You enjoy the privacy of your own space combined with the energy and connection of living together.

What will change in housing allowance from 1 January 2026?

1. No more maximum rent limit

From 2026, the maximum rent limit as a requirement for receiving housing allowance will be removed. This means that tenants with higher rents — even in the private sector — may be eligible.  bijvoorbeeld in de vrije sector mogelijk in aanmerking komen.


Note: the allowance is calculated based on a fixed portion of the rent, so not always the full amount.

 

2. Lower age limit for young people

Young people will qualify for full housing allowance sooner. From 2026, this will apply from age 21 instead of 23, making housing allowance more accessible to more young adults.

3. Service costs no longer included

In the new calculation, only the base rent is counted. Service costs — such as cleaning shared areas, lighting in communal spaces, or caretaker fees — will no longer be included.

4. Lower personal contribution

The income-dependent personal contribution — the amount you must always pay yourself — will be lowered. From 2026, this amount decreases by € 7.58 per month.

HOW DOES THE REGISTRATION PROCESS WORK?

  • You can register via the website. Click on register.
  • As soon as the rental of the properties begins, you will receive an email containing a link where you can register for a specific property.
