Conditions for social housing in the municipality of Rijswijk
To be eligible for social housing in Rijswijk, you must comply with the rules of the Rijswijk municipal housing permit. In addition, the income limits for DAEB homes in 2026 apply:
Single-person household: maximum € 51.537
Multi-person household: maximum € 56.910
Your income must fall within these limits in order to be eligible for social housing.
What is social housing?
A social housing property has a net rent below the social rent threshold. For 2026, this means that homes with a monthly rent of up to €932.93 qualify as social housing. Properties above this threshold fall within the private rental sector.

In addition, the ground floor of Novum will be the place to meet. Here, no less than 500 m² of work, gym, study, and chill spots will be brought together especially for the residents. The spaces are for co-working, events, social activities, and there is even a place where you can watch a soccer game together or celebrate your birthday. This makes Novum not just a residential building, but a real lifestyle hub.
Novum is all about community building. Novum will be personal and livable, and to achieve this, some residents will take the lead: they will ensure that new neighbors quickly feel at home, bring atmosphere to their street, and keep their finger on the pulse. Together with professional caretakers who tightly organize social and technical management, they ensure that everything runs smoothly. And for those who need extra support, there is the buddy system: a network of neighbors and volunteers who help with practical matters.

We have now started the leasing of Phase 1. The studios in this phase will be completed in March 2026, and a limited number of studios are still available. In mid-April 2026, the leasing of Phase 2 will commence, with studios expected to be available in July/August 2026.
Please note: this does not yet guarantee a home, as allocation depends on the number of interested candidates per housing type. If there are more applications than available homes, a lottery will take place.
During the selection process, we look at several predefined criteria:
Motivation: your motivation helps us understand why you are interested in Novum and how your situation aligns with the living concept.
Community balance: we aim for a diverse and well-balanced group of residents, for example a mix of young professionals, seniors, and students.
Contribution to the community: we value residents who are willing to actively contribute to the Novum community, for example by sharing ideas, organizing activities, or supporting initiatives that strengthen communal living.
Pets are not allowed. We understand how much joy pets can bring, but you must obtain written permission from the landlord before bringing a pet into your home.
Our studios are primarily designed with starters, single occupants, and students in mind. They offer a comfortable and pleasant living space for one person.
